RIP Gordon Biersch. Literally had lunch there at least a hundred times. Seems like Hughes Center is a ghost town now. Lots of firms moved away and JAMS moved.

Hughes Center is a terribly inconvenient location to work. I never understood why there was so much demand for offices there. Yes, I know it's close to the airport, Strip, etc. Simply not worth the cumulative time you'd waste driving in and out of there every day.

I only go there to go to Litigation Services, and to LS's immense credit, they serve lunch.

I had a small office there (and by that I mean really, really small) and damnnnnn I thought I was the shit back then haha. So young and dumb, I actually carried part of my self worth by where my office was – so glad I have grown as a person. In fairness, I was really young.

Agree 12:17. Hughes Center was the hub and lunches and dinner events at Gordon Biersch were staples. Haven't been there in a long time, mainly just because I'm not as socially active anymore and never work down there. Still, a staple of the past 20 years or so in the legal community is gone. RIP. Pour out a marzen.

Gordon Biersch happy hour to Firefly on paradise was a classic route for many a young professional in days gone by to celebrate their friday end of billable work week.

Speak for yourself. Friday has never been the end of my billable work week (and I suspect many other young associates in Howard Hughes over the past 25 years would tell you the same).

Good riddance. HH lost its luster a long time ago. They should convert it to public housing. That would bring it in line with the surrounding area. They could build a GhettoBird station right on property to save on fuel for the nightly flyovers.

Kidding aside, public housing is sweet, sweet cash flow. The apartments they built already double as opium dens/cat houses. Surprised the geniuses at BS didn't see the potential.

The new Elysian apartments in the Wells Fargo parking lot look shiny on the outside but are so shady on the inside. On their fourth management company and only been open like 3 years.

I remember when law firms first started moving out of Hughes to head to Summerlin. They all seemed to face a whirlwind of speculation that they were going under or simply couldn't afford to hang with the larger and more prestigious law firm tenants. Now it seems every big firm moved to Summerlin. I guess everyone realized a 5 minute commute is better than a 45 minute one (sorry to all the Henderson folks!).

This raises an interesting question for you practitioners that came up at my firm this week: lease rates. Maybe I am out of touch but I thought lease rates were or should be coming down as firms post-pandemic were moving away from offices. We are not in Summerlin but we can see it on a map from here (89117) just got our lease renewal proposal and the Landlord is proposing to hop our rent 25% from what we are paying now.

So what are you paying psf for your offices?

We reduced our physical office footprint 75%, and all lawyers, staff work remotely, save basics of the small office we have here in Las Vegas. Rates for office went up marginally, but were significantly offset by downsizing.
