I have about 70k in student loans and make just under 100k as a 4th year. In the process of buying a home. It literally blows my mind what banks are willing to lend me given my student loans and income. I will be borrowing less than half of what I have been offered, and even that makes me a little uncomfortable. It's obvious we are going to repeat the housing bubble with the return of reckless lending.
The "reckless lending" starts with the decision to give college and grad students six-figure loans. But you are correct that mortgage lending is back to being completely detached from reality. You're smart to stay conservative.
Housing bubble? My Summerlin house went from $255k in 2002 to about $515k in 2005 to about $185k in 2010 and back to about $287k now. There's no telling what can happen.
And what does it look like when someone's mind is "literally" blown? I'd love to some day see that.

I really wish Nevada could vote in favor of full recognition of gay marriage before the Ninth Circuit was given the opportunity to plagiarize Judge Posner. The issue has already been decided and the only "activists" now are those opposing gay marriage. Even though it is inevitable either way (through the courts or voting), I wish Nevada would have been able to vote in favor of it before being directed by judicial fiat. These judges just love the smell of their own farts so much, a Ninth Cir. opinion will only cause unnecessary resentment from the conservatives whining about judicial activism.
Maybe I'm overly optimistic that the Nevada populace would vote in favor of gay marriage, but a straight, white, Christian, politically-moderate male can dream, can't he?

Well, it's a good thing that we are moving to a point where the opinions of others into a matter between two consenting adults doesn't mean shit. FWIW – When I married my spouse, more than 1/2 of America (according to Gallup Polls) would have opposed the marriage because we aren't the same race. And, this was in the 1990's. Thank god all of those assholes didn't get to have a vote on whether or not we were able to marry.
