Adjusted for inflation, Zillow has my house at the same price it sold for in late 2006 (not to me, I bought it at the bottom). The only questions right now are (1) When is the pop going to be? and (2) How bad is it going to be? I do not have answers for either, but I've been building up capital to come in and make some purchases when it happens.

Except a $300,000 loan in 2006 at 6.5% interest would have been P+I of $1,850 a month. A $300,000 loan today at 3.5% interest is P+I is $1,347 a month. Therefore the P+I payments remain 27% lower for the comparable loan today as they were in 2006.

Except that a $1,347 mortgage payment in 2006 dollars is $1895 in 2022 dollars. The current housing market is very similar to 2006.

You have inflation backwards. Inflation means that what you were paying $960 for in 2006 would have the same buying power as a $1347 payment today. This is why people that were renting apartments in 2006 are clamoring for homes today.

I was not a fan of her in private practice. I have been a big fan of hers on the bench. My only criticism is her afternoon calendars go on far too long (Delaney style).
She definitely has the gift of gab, and by that I mean, she loves to hear herself talk. I was not a fan of her in private practice. I haven't appeared before her since she took the bench, but I heard about a pretty crazy ruling of hers. I can't even remember the context, other than thinking she might be a disappointment as a judge.

The world is a damn crazy place. Biden signed a law that does, let's call it "X." But if I post what "X" means, my post is deleted. I work with CPS, custody cases every day and my opinion means something because it is the framework within which I will read cases and instruct clients. Doing "X" under the law to asexual beings (5-year-olds) is criminal IMHO. I am trying to engage in tactful legal discussion without trolling, insulting, or having my post removed. I'm not sure how else to word this issue. Under Nevada law, does a parent that forces a 5-year-old to have hormone therapy to morph into their "correct gender" commit abuse? Thank you for serious answers. And much respect to the blog masters who have more to do, I'm sure than police these comments.
As a mother and a woman, (yes a woman which I know the definition for and have experience in the subject matter), I do not believe anyone under 18 years of age should have any hormone therapy or gender conforming surgeries. If they want to do it once they're an adult, then they're an adult and go for it. Children, however, do NOT have the mental capacity to make such a life changing decision for themselves and most children do not even have a clue what they actually want to do with their lives, even at 18. Sadly, I feel that in about 20 years we are going to see a crapload of cases of people regretting their transitions and, possibly, suing their parents and medical providers for enabling them.

But I want them to live." 86% of trans kids report suicidality. Meanwhile, the surgical regret rate is estimated at less than 1%, based on a meta analysis of 27 studies and 7900 surgeries.
I don't know whether the growing rate of gender dysphoria among minors is a trend that is based on culture, biology, or a mixture of the two. Is it on the rise because the rates had merely been unhealthily suppressed before? Is some portion of past suicide rates driven by this? I don't know. But I want them to live.
I had an emergency appendectomy when I was 14. Left untreated, the appendix could have ruptured and killed me. I didn't have the ability to legally consent to the surgery, but my parents did. They did that for me, to ensure my continued health and my continued existence. They wanted me to live.
At the risk of diving into a topic that is likely (rightfully) to be removed as a powder keg, I am going to take your concerns at face value as earnest. Answer: Yes because they would have to do that without a physician so they would be breaking numerous other substance control laws. Hormone therapy is limited to patients over 16 years of age who have shown a prolonged history of gender dysphoria; surgical procedures are limited until after the age of majority. The concern that parents are "forcing" their offspring into hormone therapies and unnecessary gender reassignment surgery is urban legend.
As far as concern that 20 years from now there will be a "crapload" of people are going to sue parents and surgeons for surgical procedures undertaken after the age of majority, it will rain cats and dogs before such lawsuits would ever be allowed to survive in the sunlight.

@5:17 – C'mon, comparing an emergency appendectomy to willfully removing breasts and/or penis that are perfectly healthy because of a desire to resemble the opposite gender is not even remotely a like comparison.
@5:19 – it isn't urban legend. Surgical procedures were occurring at a clinic in Texas. Mastectomies on children as young as 12. There are plenty of children under 16 getting hormone therapy. Do some research. It's all there and not just on "right-wing" sites or Q-Anon reddit threads. Look at the case of Jazz Jennings. Her mother "identified" her as being trans at 2 years old. She raised Jazz as a girl from that point. Seriously?!! 2 years old? Of course Jazz thinks she's a girl, she's been raised as one. She now says she knew she was a girl at 2. No one remembers being 2 years old. The problem is the parents who overreact to their, for example, male child doing something a girl would maybe do, and they immediately think their child is trans. Look at that Disney CEO who just said that she has 1 trans child and 1 pansexual child. Really? That just happened organically? Statistically it would be as common as being hit by lightning.

The Federalist? I am certain you went past the article and read the JAMA study referenced that defined "youths" with gender dysphoria for purposes of the study as 13 to 25 with a mean age of 19. It discusses that the standards of care call for deferring surgery until the age of consent. Likewise all postsurgical participants (68 of 68; 100%) affirmed the statement, “It was a good decision to undergo chest reconstruction.” 67 of 68 postsurgical respondents reported no regret about undergoing the procedure. Only 1 participant (who was older than 18 years at the time of surgery) reported experiencing regret “sometimes.” The study went on to note "Concern exists among parents and professionals about surgical interventions for transgender youth, particularly those of minority age status. Professionals harbor concerns about liability in performing transgender-related surgeries that patients may potentially regret after the procedure. This study demonstrated very low rates of regret among postsurgical youth among minors as well as those 18 years and older at the time of surgery. Reported adverse effects in the postsurgical cohort were also relatively minimal."

This is a law blog. I assume we all learned about assessing the credibility of our sources. When you cite the daily mail and the federalist, you lose your own credibility and undermine your argument.
This is a serious question, if breasts are an integral part of transgender women feeling like a woman, thus covered by insurance, why aren't breast augmentation surgeries covered for females who are likewise as equally insecure that their lack of breasts make them feel like a woman? I predict it's only a matter of time before such a lawsuit is brought somewhere in this country. It's a very valid question. Before anyone @s me, I fully support transgender women surgically getting breasts. I just don't see a difference between them and a female assigned at birth wanting the same.
12:37 – Why not analogize penises? Men have them in varying sizes (or so it has been explained to me) but transmen (woman>man) don't have one at all?
I mean, I support all women having boobs they feel comfortable with too. If someone's breasts don't develop because of a medical condition, maybe that falls more on one side?
After typing my comments, I realize that I'm woefully underinformed and really shouldn't be making these decisions for other people, so I'll continue to just comment here and hope to get better

I am not 10:40. However I think the poster who posted the JAMA study that was misconstrued by The Federalist got it right. Cite the science, same way if I want to know what the Nevada Supreme Court states I read the opinion and not the R/J, Indy, Current or Sun.
Quick liquor licensing question, client has a bar. Buys large amounts of booze when they can because of how crazy things are right now. Basically, will buy 20 cases of vodka for example when they can because if they don't, they may not be able to get three cases when they need it. Anyway, they would like to store this liquor in a warehouse they also have. They don't want to sell it to anyone else or do anything with it other then store it and just take it to the bar as needed. Anyone know what kind of license they would need to do this? Is it a separate license? A matter of amending the license they already have to include this location as well? I know little about this area but told them I would look into it for them. Thank you in advance.
